If you are booking via our online reservation facility, you will be asked to read the terms and conditions on the online booking form. For The Hayloft and Stables cottages, the online tool can be used to check availability, but bookings must be made by contacting the owner.
If you wish to make a reservation by contacting us or would like to discuss any other requirements, please telephone 0044(0)1603 898190 or email firstname.lastname@example.org. We will hold a provisional reservation for you for up to three days from your call, pending arrival of your completed booking form and your deposit/balance payment.
Please read the following terms and conditions before completing the booking form.
Your reservation will be made for you on receipt of your completed booking form and your deposit or full payment.
Bookings made online are provisional until confirmed by email by Spixworth Hall Cottages.
The deposit payment is 20% of the total rate due for each cottage (non refundable).
The balance payment will be due 42 days before your holiday commences. For bookings made 42 days or less in advance, the full amount is payable upon booking.
For online bookings, the balance payment will be taken against the credit card used for your deposit payment unless you inform the owner that you are not happy with this arrangement.
In the event of you having to cancel your booking, every effort will be made to re-let the property.
Return of any part of the payments made will depend on the notice of cancellation given to the owner and whether the property has been re-let.
If the property is cancelled less than 42 days from the start date of the letting period and the balance payment has not been made by this due date, the hirer is still responsible for that payment and the owner reserves the right to levy the balance payment in full.
If the balance payment has not been made 35 days from the start date of the letting period, the owner reserves the right to advertise and re-let the property. If the property is successfully re-let from this date, the original hirer will not have access to the property for their original letting period.
If the owner is able to re-let the property, a refund for all or part of this balance payment will take into account the original letting cost, the re-letting rate and any other costs incurred.
Visitors are advised to make their own cancellation insurance arrangements.
3. Visitors Responsibilities
Visitors undertake to leave cottages, their equipment and their fittings as they found them, in a clean and tidy condition.
Visitors are responsible for any breakages or damage, and must inform the owners when any such incidents occur.
The owners reserve the right to seek compensation for any damage discovered after the guests have left.
Visitors agree to the holding of a security deposit for each cottage at the time of booking – this will be charged to the card you used to make the booking. We will delete the held security deposit once the cottages have been cleaned and checked. This is usually within 24 hours of departure. We will notify you by email if there are any charges to your security deposit once we have checked your property.
Smoking is not permitted in any of the cottages or the barn.
No fireworks or Chinese lanterns are allowed due to the proximity of livestock.
WiFi - the hirer agrees not to use the premises' broadband facilities for unlawful purposes.
Up to three, quiet, well-behaved dogs are permitted in Gaffers, The Lodge, Granary, Waterside and Stables at £15 per animal per week or £10 for a short break.
They must not be left unattended in the cottage at any time.
Dogs must be kept on a lead while being walked on the farm and dog mess cleared.
Permission for any other pet must be ascertained before booking.
5. Owner's Responsibilities
The right of access to the property is retained by the owners.
The owners reserve the right to terminate the booking agreement without refund if the behaviour of any holidaymaker is considered unacceptable or if the number of occupants exceeds that stated on the booking form.
Prices are inclusive of heating, electricity, towels and linen.
Cottages will be available from 3pm on the day of arrival. Departure is requested by 10am on your final morning.
